Artlife Kempinski Residences Yerevan

Project Overview

Europe’s most experienced hotel operator Kempinski brings its 125 years of management expertise to the project via almost 300 beautifully designed apartments and 50-key extended stay suites that will set new standards for luxury in the Armenian capital when complete in 2024.

Inspired by a fusion of traditional Armenian architecture and modern Art Deco aesthetics, ArtLife was honored with the prestigious International Property Award for Best Mixed-Use Architecture in Armenia last year. The project also achieved an impressive "Five Stars" rating across three categories, solidifying its position as a top contender for Best Mixed-Use Development in Europe. The design language of the project is a fusion of the old and the new. It successfully maintains the existing architectural style of Yerevan while introducing modern and unique elements. The architectural planning of the project was developed by Narek Sargsyan, Honored Architect of the Republic of Armenia, and Pavel Pietroff. Narek Sargsyan's primary focus was to preserve the authenticity and integrity of the project, staying true to its original essence. While, Pavel Pietroff aimed to infuse a refreshing style into the city, adding a contemporary twist to the overall design. The design vision of Artlife was based on two key principles:

  • Drawing stylistic cues and visual inspiration from cities like Milan and Paris, which have long been synonymous with fashion, art, and bohemian way of life.
  • Seamlessly integrating with the existing architectural and urban image of the city.

Artlife Kempinski Residences Yerevan will overlook a central open-air boulevard and plaza adorned with an array of prestigious retail boutiques showcasing leading luxury brands. Additionally, the complex will house high-end restaurants, bars, cafes, a gourmet market, and a florist. Artlife Kempinski Residences Yerevan will also feature extensive spa and wellness facilities meticulously crafted by Kempinski Group's subsidiary Resense. These amenities include an indoor swimming pool, an outdoor rooftop pool, lounge, and yoga platform. Artlife Kempinski Residences is envisioned as a cultural and lifestyle hub, catering to the needs of Yerevan's most discerning residents. The development boasts its own events center, hosting a calendar of year-round performances, an art gallery, a private members' club with a cigar lounge, children's entertainment facilities, a private cinema, a golf simulator, a barber shop, and an aesthetics clinic. The project will also provide ample parking facilities for the utmost convenience.

Location

Located in downtown Yerevan, ArtLife enjoys a prime position just in a couple of minutes away from the Armenian National Opera and Ballet Theatre, Freedom Square, and several of the city's top museums. It is in close proximity to Matenadaran, Yerevan State Architecture University, the observatory and the monumental statue of Mother Armenia which notably situated at the top of the complex, offering a clear view along the axis of the main boulevard.

The strategic positioning of the building ensures that every apartment within the complex enjoys ample natural lighting. Additionally, the inclusion of spacious balconies provides residents with magnificent and delightful views, enhancing the overall living experience.

Architecture and Technology

Sophisticated and graceful, each part of the facade composition is treated with meticulous attention to detail. The facades are adorned with travertine and black tuff, complemented by panoramic SunGuard glass, Shuco profiles, and French balconies. The overall architectural style incorporates elements of Art Deco and other relevant European classic styles. The interiors of the lobbies and common areas in each building faithfully embody the complex's ideology that living in art is achievable. Marble floors, custom-made chandeliers, and cutting-edge technologies such as Face ID elevators create a luxurious environment that enhances the living experience. This commitment to luxury is further exemplified by the use of high-class materials, quality construction methods, and the incorporation of art pieces within the interiors, setting a new standard in the Armenian real estate market.

The complex comprises four buildings connected on the shared parking, accompanied by an inner pedestrian-only walking boulevard adorned with fountains. By organizing vehicle traffic on the underground floors, spanning a total area of 27,000 m2, the complex maximizes space above ground while ensuring convenient access for cars without compromising ease of entry.
